This is probably the most common mistake among first-time buyers in Punta Cana.<\/p>

Many people find an apartment at a price well below market value and think they’ve found a great opportunity. But they rarely ask themselves what really matters: <\/p>

\u2714\ufe0f Is it located within a well-established community with services?
\u2714\ufe0f Is there real infrastructure around (roads, commerce, health)?
\u2714\ufe0f Is there real demand to live or rent in that area?<\/p>

A low price doesn’t always mean a good investment. In many cases, it means taking on a much greater risk: low occupancy rates, difficulty reselling, or even projects that are never completed. <\/p>

According to Dominican market data from 2026, property prices in Punta Cana have increased by approximately 10% year-on-year. The properties that appreciate the most are those located within communities with amenities, security, and proven tourist demand. <\/p>

\u274c Error #2: Not analyzing the community and location<\/h3>

One of the most costly mistakes is to only compare the apartment (square meters, finishes, price) and forget where it is located.<\/p>

Not all communities in Punta Cana offer the same level of security, infrastructure, property value, or demand for vacation rentals.<\/p>
